We have all the onus to make sure it's right. From the initial design to completion of the build the responsibility is ours. This reduces the stress and hassle for you, often associated with building work.
Ideas are developed with you, in tandem with both the architect and builder. This joined-up approach creates cohesive, beautiful and practical results for you, that are delightful to use.
You're in control. From early on, with our knowledge and clear open book accounting we provide accurate costs to ensure that your design and budget are maximised.
You avoid the pitfalls of blind alleys, re-costing and hidden variations the traditional approach suffers. The ability to plan ahead allows a quicker start on site and saves you money.

How does it start?
Initial Free Meeting:
Meet you; ideally at the project location, or online, so we can collaboratively explore ideas and thoroughly understand your wishes, needs and intentions. There's absolutely no obligation or cost for this, except your time.
You've nothing to lose.
This will also give us the opportunity to provide an initial assessment of the building’s qualities and potential, if you wish.
We give you, based on these discussions with you, an architect led appraisal of an initial range of design ideas, their feasibility, planning scenarios, potential costs and buildability.
Our ability to provide early advice on buildability and budget costs is sure to help guide your decision making.
If you decide to proceed with Corbel to the build stage, we will reimburse the initial Options Appraisal fees.
Develop the way forward together
We have really creative people, good at developing ideas, but this is a two-way process and the ideas always benefit from your input and being fully challenged. This is a critical part of a process, and we love that interaction!
Understanding the building is important.
Old buildings have quirks and idiosyncrasies. With our knowledge, alongside measured surveys, condition surveys and off site planning and historical research, we gain a full appreciation of your building - helping marry it with your wishes.
Only by making a full analysis of the building; it’s history, qualities, context, and construction, set alongside your intentions can a truly successful project be achieved.
The combined skills of our RIBA registered architect, who is also AABC accredited in building conservation, working alongside experienced craftspeople, gives us a rare ability at early stages to establish the most sympathetic and appropriate approach to repairs and alterations.
With a thorough understanding of your requirements and the building's needs we can develop a clear concept design.
Using a combination of drawings and working scale models we create a design you’re happy with.
A budget and programme is agreed with you.
We work hard to make sure the available budget is spent effectively, and maintains core design objectives.

We take the hassle out of dealing with the paperwork for you.
Confident now in both design and budget we submit all documentation including; drawings, design & access statements and heritage impact assessments, as required for Planning, Conservation Area and Listed Building Consents.
Pre-planning application meetings with planning officers is definitely recommended and we'll do that for you. This early discussion, speaking their language and knowing their priorities, smooths the process.
Many years negotiating and working with local authorities and Historic England, has helped us gain often difficult planning and listed building consents.
Should they be necessary to gain consents, we can advise and co-ordinate specialists for you, such as; archaeologists, ecologists, flood risk engineers and party wall surveyors.
To make sure the build is exactly what you imagined, a full set of technical drawings, including material specifications, are produced. Our site construction team will be involved throughout this stage to ensure the practicality of the design, and help smooth operations on site.
All the little details are finalised and agreed with you.
We'll work through with you and agree a schedule of works. That defines and costs each component of the build, so it is absolutely clear.
Sustainability and reducing carbon emissions is very important to us. Sympathetically achieving this with historic buildings can be challenging. We weigh up and advise you on the pros and cons of alternative solutions to achieve the best results for the budget and environment.
We ensure all your choices for individual elements of the design are included. The costs of everything's updated.
We submit and agree Building Control Consents, so you can be assured all the technical details meet regulations.
You can have confidence, as experts in historic building conservation our in-house architect, contracts and site management team and skilled heritage crafts-people, manage each project thoroughly for you.
You will be given accurate costs so that you can feel in control and know the scope of work meets the available budget. However, if you want or need changes during the construction process we provide an open and transparent approach to the costs and will work with you to achieve the best solutions with your available budget.
We care about absolutely everything on the project. We ensure people doing each job are fully experienced or have excellent training and supervision. We have a system of checks in place and work very hard to make sure everything’s right and to your satisfaction.
We will be there to support you.
At handover, we carefully explain how you can efficiently use the building, for example we will provide demonstrations for heating and ventilation systems and other equipment that has been installed.
We will also provide you with all the information you need to use the building, including a Operations and Maintenance manual, Health & Safety file, paint schedules and more.
We work hard to minimise any defects. However, buildings do take time to settle down after works and we will be there, should making good be needed.
